I would agree with this there are not many starter homes available, especially in Collier County - right now in all of Naples there are only 18 single family homes between 150-200k. 

Back in 2000, 70% of all single-family homes were sold for under $200,000. Five years ago, the rate was 63%. This year, the rate is 48%. 
About 29% of three-bedroom homes purchased in the past 12 months are not owner-occupied; in most cases, they are now rentals.
