AREA FOURTH OF JULY PARADES AND OTHER EVENTS

Naples: Parade will begin at Broad Avenue South, north to Fifth Avenue South, east on Fifth Avenue South, south on Eighth Street South and at Eighth Street South
When: Begins at 10 a.m. Monday
Other information: No street parking permitted along entire parade route from 5 a.m. to 2 p.m. Vehicles will be towed.

East Naples: Family event at Sugden Regional Park, 4284 Avalon Drive, East Naples.
When: Begins at 2 p.m. Monday
What: There's an ice-cream social from 2 to 4 p.m. followed by a DJ and food vendors into the evening. Coolers allowed until 5 p.m., no pets and parking is off-site.
Admission: Free

Everglades City: Family fun festival and parade
When: Festival kicks off with 10 a.m. Saturday ceremony on steps of City Hall, with parade starting at 10:30 a.m.
What: At 11 a.m., head to McLeod Park for hotdogs and sodas, a bake sale, face painting, arts & crafts vendors, raffles, kiddies' best dressed contest and playground games. And check out a new feature —a Patriotic Pets contest for dogs.


Bonita Springs: Parade begins at Bonita Drive and ends at Riverside Park, 10451 Old 41 Road.
When: Begins at 9 a.m. Monday

Bonita Springs: Star Spangled Bonita Independence Day Celebration at Riverside Park
When: 5 p.m. Monday

What: There will be a children's amusement area featuring a giant water slide, bounce house, amusement rides, slip-n-slide, water tag, train rides, face painting, wrecking ball, high striker and more. Watermelon, hot dog and ice cream eating contests will take place throughout the evening. Food and beverages available for purchase.
What to know: Guests are asked to leave their coolers and pets at home.

But until the county's various taxing authorities set their millage rates, the effect on residents' property tax bills has yet to be determined.

But how this translates into a tax bill will be determined by the nearly 200 different taxing authorities in the county, including municipalities and fire and school districts, which set different millage rates, according to the tax collector's office.

The millage rate is determined by dividing the taxing district's budget by the related assessed value, expressed as a rate per $1,000 of assessed value.

Canada’s largest private homebuilder to build Compass Landing in North Naples

They have been a top builder in Canada, I am looking forward to seeing their work here in Naples.


Mattamy Homes, an Oakville, Ontario-based firm, said it will open a sales office with three furnished model homes in August for Compass Landing, a gated community at 3725 Helmsman Drive in North Naples.

The company will build 273 homes with prices starting in the $300,000s.

The Coastal/West Indies-style single-family homes will range from about 2,000 square feet to 3,700 square feet. Ten new plans with 30 elevations will be offered

The project also will have a 2,600-square-foot clubhouse with fitness room, pool and tot lot.

In terms of colors you may want to avoid, the report found that homes with white kitchens actually sold for $1,400 less than expected. While the stark hue gives off a crisp look, it apparently also deters buyers, many of whom think they won't be able to keep the space clean.

Collier County visitor numbers down, slightly, in May

Overall it has felt a bit slower this year, makes a little sense based on these numbers.

Collier County's visitor numbers fell for the sixth straight month in May.

The monthly declines started in December and haven't let up.

Last month the county saw 135,300 visitors, down 2.7 percent from the same month last year, according to a report by Tampa-based Research Data Services Inc.

Does it point to a major collapse of our market? Of course not. These are very minor, very modest contractions," Klages said.

Visitor spending for the year was still up 0.6 percent through May, surpassing $1.1 billion.

There is so much building occurring!

A site development plan for the 4.5 acres consists of three building pods of commercial development with required infrastructure and parking, according to documents filed this year with the Collier County Growth Management Department.

From Mediterranean to modern

I loved the Mediterranean look however I now love the more modern sleek clean lines we are seeing in new construction here. It is not as heavy and dark which is refreshing. Our area will have the Mediterranean style for years to come though, have seen a lot of renovated homes that blend the two styles.

Most of the new homes under construction in Southwest Florida are coastal or modern in design. The houses are sleeker, whiter, with more straight lines. There are also Key West and Cape Cod style homes with bright colors and a tropical look.

I would love to see a stadium in Collier County! Here are a few highlights of the article. It could generate a lot of revenue!

A major sports facility development that's been struck down in Collier County may still have life. 
The Board of Commissioners will take a close look at a study to answer an important question: What is Collier's need for another sports facility? 
The study mentions potential spots where the proposed facility could be located, noting the I-75 County Tract, City Gate, and North Collier Regional Park could accommodate recommends made in the plan, such as enough space for expansion. 
The previous proposal to bring the Braves to Collier was turned down because of a timing issue to build a stadium.

I couldn't help but laugh when watching this video about Naples, however it does touch on some great features of Naples. Many people think its only old people here but this is a positive message from Ivan Magana, a sophomore at Florida SouthWestern State College. Magana said he wrote this song to showcase his love for the city.

"I just wanted people to stop thinking so negatively for a second and appreciate the lives they have here, because this place is an oasis compared to anywhere else you go."

I would agree with this there are not many starter homes available, especially in Collier County - right now in all of Naples there are only 18 single family homes between 150-200k. 

Back in 2000, 70% of all single-family homes were sold for under $200,000. Five years ago, the rate was 63%. This year, the rate is 48%. 
About 29% of three-bedroom homes purchased in the past 12 months are not owner-occupied; in most cases, they are now rentals.

Millions of Americans spend half their income on rent

Rents here in Collier County are sky high, it does put a strain on people - clearly is a nationwide issue.
According to a new annual report from Harvard’s Joint Center for Housing Studies, more than 11 million spend more than half of their income on rent, and more than 21 million families pay 30% of their income just to keep a roof over their heads.

There are FHA loans that will now allow you to finance some renovations!  Appraisals still have to come in at value with planned renovation and you have to have licensed contractors so it can get tricky but if you are interested, I have some great people that can help with the mortgage!

Pricey New York real estate might get even more costly whether or not Britons vote to shuck their membership in the European Union, and millennials might see either more competition from foreign investors pricing them out of the market, or will benefit from falling interest rates — cheaper mortgages — engendered by a faltering global economy.

“There is a fairly strong consensus the British economy is going to be negatively affected by Brexit,” Mermelstein said. “Paired with what has been happening recently in the investment atmosphere, it's only going to put additional pressure on Britain as a place to invest.”

Should Britons vote to go it alone, the British economy is expected to slow, pressuring the pound sterling and bonds.

“The implication of Brexit taking place is that it is looking good for the U.S. market,” Mermelstein said.

US commercial real estate prices may fall as much as 5 percent in the next 12 months amid tightened regulations, a wall of debt maturities, and property sales by publicly traded landlords, Pacific Investment Management Co. said in a report Monday. 
Signs of a cooling real estate market have emerged across the country since the start of the year. Commercial-property values in big US cities, which have seen the largest increases during the recent boom, have declined 3 percent in the past three months, Moody’s Investors Service and Real Capital Analytics Inc. said in a June 6 report.

Property ownership is a great way to build wealth! Rents are very high which makes renters stuck in their rentals since they are not able to save to purchase a home.

—Historically low mortgage rates have enabled homeowners to refinance and shrink their monthly payments, thereby reducing a major household cost. The median annual mortgage expense for a U.S. homeowner has dropped by $1,492 since 2006.

—A combination of foreclosures and new college graduates crowding into the strongest job markets has raised demand for rentals. Renters accounted for all the 8 million-plus net households the United States added in the past decade. Home ownership has dipped to 63.5 percent, near a 48-year low.

I love Three60 Market.  The wine deals and the grilled cheese are fantastic.  I am excited about Rebecca Maddox's vision.  I hope the city does not give her too much trouble!

This should be the SoHo, the eclectic, artistic area. We need five more great restaurants. I used to work for Gartner, it is a great place and seems to be growing very quickly. They have a young environment and great training.

“You have to be able to have long-range discussions with customers and nurture them for many months,” said Tony Krystofik, who directs the center for professional selling at the University of Dayton.
The approximate average age for a Gartner employee on the sales team in Fort Myers is 26. Walking into the cafeteria during the bustling lunch hour Thursday, it could easily be mistaken for the dining hall on a college campus. That youthful vibe is part of the appeal, and it can make the transition easier.
“It’s like being in college again, but you’re making 60, 70, 80, 100 thousand dollars,” Krystofik said.

The Federal Reserve said Thursday that U.S. household net worth increased 1 percent to $88.1 trillion in the first quarter. Americans' stock and mutual fund portfolios shrank $160 billion, while home values jumped $498 billion. Savings in certificates of deposit and other bank accounts also rose.

The rise in real estate values likely means the wealth increase was more widely shared than in many previous quarters, because home ownership is the primary source of middle-class wealth. Richer Americans rely more on financial assets.

I have had some experience with this, most of the time it works out well however I also have a horror story where the boyfriend of the seller refused to leave the home then did as significant amount of damage to the home....I always try to prepare clients that are considering this with best and worse case scenarios. Post occupancy can also have an impact on mortgages and insurance, so make sure that everyone is on the same page. Here are some tips from the article:

And if the seller stays beyond the agreed upon occupancy date, the agreement might charge a daily rate of, say, 150 percent of the daily rate for each extra day, incentivizing the previous owners to move out. 
To avoid delays with possession, Acquafredda suggests that buyers considering a post-closing possession understand the sellers' situation. 
Ailion says buyers and sellers need to be comfortable with a little uncertainty, and the longer the timeline before the new buyer takes possession, the more uncertainty. I always tell buyers and sellers there are 3 big hurdles in the process, first the inspection, second the appraisal, and third, the final loan approval.  Any piece can kill a deal,  renegotiation is possible but sometimes that doesn't work. Here are the biggest issues yet they homes still closed:

  • Issues related to obtaining financing: 38%
  • Appraisal issues: 22%
  • Home inspection/environmental issues: 12%
  • Titling/deed issues: 11%
  • Contingencies stated in the contract: 10%
  • Issues in buy/sell distressed property: 5%
  • No problems encountered: 5%

I always watch what I say in a home, one of my clients had a camera and they would watch the showing appointments. In their defense, they had pets in the home they were concerned about however in negotiations it is important to be aware of where you are when you have serious conversations.

Well it doesn't look like the Millennials are flocking to Florida, the report was based on job markets and housing affordability.

Luxury high-rise condos announced near downtown Naples

This is so exiting! It is going to be located in the Gateway Triangle which I have blogged about in the past. "The nine-story building, simply called Trio, will have 12 extended-stay hotel rooms and 24 residential condominiums overtop shops and restaurants."  I am surprised this is going to be happening so quickly "Construction is expected to start in October, with a 14-month build-out.". I am also surprised by the price point but it looks like the building amenities and private club are going to be amazing. "Prices range from $850,000 for a one-bedroom with a den to $2.69 million for a larger three-bedroom penthouse."

I have a lot more questions about the private club and amenities...hopefully they will release more info soon!

In Collier Co there are not many good buys right now to flip. I rarely find them for clients since our market has been increasing and foreclosures and short sales are down. TV makes it seem easy however you really need to know what you are doing and how to keep your renovation costs low in order to see the profits. Most people I encounter want a low end home to do this with where sometimes the most money is to be made with an older high end property but that means a bigger financial risk!

"While responsible home flipping is helpful for a housing market, excessive and irresponsible flipping activity can contribute to a home price pressure cooker that overheats a housing market, and we are starting to see evidence of that pressure cooker environment in a handful of markets," said Daren Blomquist, senior vice president at RealtyTrac.

One in Five Americans Has Sacrificed Spending To Make Rent

I know we have this problem in Collier Co about rising rents and lack of affordable housing in general. 

Here is the poll:

A new poll conducted by Ipsos on behalf of Enterprise Community Partners finds that 21 percent of respondents had to cut back their spending to make their rent or mortgage, or that they were unable to pay their rent or mortgage over the past year. Of those respondents who were unable to pay for their housing, more than half cut back spending on their groceries (57 percent) and/or clothing (54 percent).

I am curious if they are trying to sell the house at a fair price or if it is inflated due to the history of the home. The home is gorgeous, for some reason when I skimmed the pictures I expected it to look the same as it did in the show!  I guess thats nostalgia.

Collier County’s fees for new construction hitting modest homes harder

There is a huge home affordability problem in Collier Co and the fees sure don't help! The article goes in depth about the history of the fees. Here are a few highlights:

"The issue is, it's obvious, you can't build a cheap home when fees are 10 percent of the home," Torres said. "Fees don't make any sense. How can a $5 million home pay the same as a $70,000 home?"

County commissioners last year began changing the 11 impact fees charged for new development, converting from a sliding-scale to a two-tier system to calculate the fees, which are more than $20,000. The new system will ensure that families building houses under 1,500 square feet are charged the same amount in impact fees as those building larger homes up to 3,999 square feet. New homes 4,000 square feet or larger pay only slightly more.

Impact fees, in general, work like regressive taxes that put more of a burden on the least expensive homes, said Steve Kirk, president of a nonprofit called Rural Neighborhoods that provides affordable housing.
